How to sell your home faster in Cairo and Giza: 12 moves that work in 2026
The short answer
To sell faster in Cairo and Giza in 2026, price your home right from the first week against recent sales and the developer's cash price, have your title or full contract chain ready before listing, and check any building reconciliation (the current window runs to 5 November 2026, and a six-month extension was reported in October 2026). Then show the home with bright photos and a short video, offer evening and Friday viewings, reply fast, consider a reasonable structured payment, and sell through one verified agent or your own Feinh listing.

The 12 moves at a glance
In 2026 buyers in Cairo and Giza have more choice and more time, and JLL put resale price growth in single digits in early 2026. The homes that still sell quickly are easy to say yes to: priced right, papers ready, simple to view and simple to buy.
- Price right from week one.
- Know the buyer's comparison.
- Get your papers ready first.
- Check the building's reconciliation status.
- Fix small things, keep it neutral.
- Take bright photos of every room.
- Add a short video.
- Offer evening and Friday viewings.
- Reply fast.
- Accept a reasonable structured payment.
- Use one verified agent, or list on Feinh.
- Pick your moment sensibly.
Moves 1 and 2: the right price against the right rival
1. Price right from week one. A new listing gets the most attention in its first weeks. Priced too high then, it gets scrolled past, and by the time you cut it, it looks stale. On Feinh every price change shows on the listing. In late 2025, JLL observed resale sellers setting asking prices at a more measured level, one buyers could reach through negotiation: start there, rather than arrive there after three cuts.
Lower prices move faster: on Aqar Exit, a platform for selling off-plan contracts, units under EGP 3 million drew about 11 purchase requests each, against about 2 above EGP 20 million (the platform's own figures, October 2026). See how to price your property.
2. Know the buyer's comparison. Your buyer can often buy a new unit from a developer instead, on a plan of 12 years or more. Developers usually quote two prices: a discount for paying fast, and the full price over a long plan. Compare yours with the developer's cash price, then show what a developer can't offer.
| What the buyer weighs | A new developer unit | Your ready home |
|---|---|---|
| Moving in | Often years away | Now |
| What they see | Plans and renders | The real home, the real view |
| Total cost | A 10-year plan can double the price, the CEO of Uptown 6 October told EnterpriseAM in August 2026 | One agreed price |
| Payment | Small down payment, long plan | Cash, or a shorter schedule you agree |
Moves 3 and 4: papers ready before you list
3. Get your papers ready first. A developer's chairman told Alborsa News in February 2025 that complicated resale and ownership transfer procedures have reduced demand for resale homes. Gather these before you list:
- Your national ID, and a registered power of attorney if you're selling for someone else.
- A registered title deed, or the full chain of contracts from the developer or first owner down to you.
- Receipts for instalments paid and, for a compound unit, the developer's transfer conditions.
- Recent electricity, water and gas bills and property tax receipts, in your name where possible.
See the full list of documents you need to sell.
4. Check the building's reconciliation status. Some older buildings have floors or changes built without a permit, which owners can reconcile under Law 187 of 2023. The current window to apply runs to 5 November 2026. Al Dostor and Sada El Balad reported in October 2026 that the Prime Minister has extended it for six more months from that date, in a decision they say was published in the Official Gazette; confirm the new deadline with the district office before you rely on it. The Ministry of Housing says reconciliation brings official utility connections and a higher market value. Keep a copy of your building's application for the buyer's lawyer.
Moves 5 to 7: make the home easy to like
5. Fix small things, keep it neutral. You don't need a renovation. Fix taps, switches and damp, repaint marked walls in a light colour, clear the counters and put away family photos so buyers can picture their own life there.
6. Take bright photos of every room. Shoot in daylight, phone horizontal, and include every room, the view and the building. Feinh needs at least five real photos and a clear cover photo. See how to prepare and photograph your home.
7. Add a short video. A steady walk-through from the front door to the balcony shows layout and light in a way photos can't. It matters most for Egyptians abroad: on Aqar Exit, 13.3% of buyers used Gulf phone numbers. Offer live video viewings too.
Moves 8 to 10: easy to view, easy to buy
8. Offer evening and Friday viewings. Many buyers work office hours. Book viewings through your agent or Feinh, so each visitor has given a name and mobile number first.
9. Reply fast. Buyers contact several homes at once, and the first clear answer often gets the viewing. On Aqar Exit, 69.1% of the off-plan units that received purchase requests got their first one within 48 hours of listing, in the platform's first four weeks (August to September 2026), by its own figures.
10. Accept a reasonable structured payment. Buyers used to developer plans will ask for terms. A sensible down payment and a short schedule widen your pool of buyers, as long as you stay protected until the last payment. Our guide to selling with instalments safely explains how.
Move 11: one verified agent, or Feinh
The same home listed by several agents at different prices confuses buyers and makes your price look soft. Choose one agent, or list it yourself.
- Use a registered agent. Under Law 21 of 2022, as GOEIC's head described it in August 2026, brokers must be registered with GOEIC through a company, sign a written contract with you that sets the commission, and take any commission above EGP 10,000 by bank or another non-cash method. You can find an agent on Feinh and check any agent on Feinh Verify.
- Or list it yourself. List your property on Feinh. Our team checks it before it goes live, and every enquiry comes through Feinh with the buyer's name and mobile, so you know who's asking before you reply.
Move 12: pick your moment sensibly
We found no recent month-by-month sales data for Egypt. In an April 2021 Al Mal report, developers said sales dip in the first days of Ramadan, and that the period after Eid al-Fitr and the summer are their biggest seasons, when Egyptians abroad come home. That's five years old and about developer sales, so treat it as experience, not data.
If your likely buyer lives abroad, be listed and ready before the summer. Otherwise, don't wait for a perfect month: a well-priced home with ready papers can sell in any season.

Questions people ask
How can I sell my apartment quickly in Cairo?
Price it right from the first week, using recent sales of similar homes and the developer's cash price for a comparable new unit. Have your papers ready before you list, show the home with bright photos and a short video, offer evening and Friday viewings and reply to every enquiry fast.
Why is my apartment not selling in Egypt?
The most common reasons are a price set above recent sales, unclear papers and a buyer who can get a new developer unit on a plan of 12 years or more instead. Compare your price with the developer's cash price, get your title or contract chain ready and make viewing easy.
Do I need building reconciliation papers to sell an apartment in an older building?
Buyers' lawyers will ask whether the building is fully licensed or has applied for reconciliation under Law 187 of 2023. The current window runs to 5 November 2026, and Al Dostor and Sada El Balad reported in October 2026 that the Prime Minister has extended it by six months from that date; confirm the new deadline with the district office. Keep a copy of the application to show.
Is it a good idea to accept instalments when selling my home?
A reasonable structured payment, such as a solid down payment and a short schedule, can widen your pool of buyers who are used to developer plans. Agree it in writing and stay protected until the last payment; our guide to selling with instalments safely explains how.
What is the best time of year to sell property in Egypt?
We found no recent monthly sales data. In an April 2021 Al Mal report, developers said sales dip in the first days of Ramadan, and that the period after Eid al-Fitr and the summer, when Egyptians abroad return, are their biggest seasons. That's an old view about developer sales; a well-priced home with ready papers can sell in any season.
