How to prepare and photograph your home so it sells in Egypt

The short answer

Prepare the home before you photograph it: clear surfaces, fix small faults and damp, repaint marked walls and air every room. Then take bright, level, horizontal daylight photos of every room, the view, the building and the compound, with no renders or borrowed photos, and write a description that leads with size, rooms, floor, finishing, status and papers. Feinh requires at least five real photos (three for a developer's unit) and a clear cover photo.

The first viewing happens on a phone

Almost every buyer meets your home first as a photo on a phone screen. If the photos are dark, crooked or missing rooms, the buyer scrolls on and never asks for a viewing. If they're bright and complete, the buyer arrives already half convinced. So prepare the home first, photograph it second, and write an honest description third.

Prepare the home

You don't need a renovation. You need the home to look cared for, spacious and easy to move into.

Clear it

  • Remove at least a third of what's on display: ornaments, extra chairs, piles of papers, things on top of wardrobes.
  • Clear kitchen and bathroom counters completely.
  • Put away family photos and anything very personal, so buyers can picture their own life there.
  • Empty the balcony of storage. In Egypt a balcony or terrace is a selling point; show it as a place to sit.

Fix the small things

  • Dripping taps, loose handles, broken switches, missing bulbs, cracked tiles.
  • Signs of damp on walls or ceilings: fix the cause, then the paint. A buyer who sees damp assumes the worst.
  • Doors and windows that stick.

Freshen it

  • Repaint marked walls in a light, neutral colour.
  • Deep clean, including windows, grout and air-conditioning filters.
  • Air the home before every viewing and avoid strong cooking smells or heavy fragrance.

Get your papers ready

A buyer who likes the home will ask about the papers within minutes. Have your ownership papers, receipts and, for a developer unit, the developer's transfer conditions ready to show. Our checklist of the documents you need to sell covers every case.

Photograph it

You can take good photos with a recent phone if you follow a few rules.

Light

  • Shoot in daylight, usually late morning or early afternoon, with every curtain open and every light on.
  • Never shoot into a bright window. Stand with the window beside or behind you.
  • Turn off the flash.

Framing

  • Hold the phone horizontally, at about chest height, and keep vertical lines straight.
  • Shoot from a corner to show the whole room.
  • Use the wide lens if your phone has one, but don't distort the room so it looks bigger than it is.

What to include

What to leave out

  • Renders or photos of a similar unit. On Feinh, photos must be of this home; a render is allowed only when it's clearly labelled as one.
  • People, pets and personal items.
  • Heavy filters or edits that change colours or hide flaws. Buyers will see the truth at the viewing, and it costs you their trust.

Every home on Feinh needs at least five real photos (three for a developer's unit) and a clear cover photo before it goes live, and our listings team checks that the photos are of this home. You can read the full rules on how we check listings.

Write an honest description

Lead with the facts buyers filter by, then add what makes the home worth seeing.

Include Example
Size Built-up area in square metres, and garden or roof area if any
Rooms Bedrooms, bathrooms, reception rooms
Floor and lift Fourth floor, with lift
Finishing Fully finished, semi-finished or core and shell
Status Ready to move in, or delivery date if off-plan
Papers Registered, or full contract chain
What's included Kitchen, air conditioning, wardrobes, parking space
What's special View, light, quiet street, walk to schools

Avoid words like "luxury" or "unique" without a fact behind them. A specific line such as "sunlit reception facing the garden" sells better than any adjective.

Viewings, safely

  • Book viewings through your agent or through Feinh, so every visitor has given a name and a mobile number first. Every enquiry on Feinh comes into our system before it reaches you.
  • Never hand over keys to someone you don't know, and don't leave visitors alone in the home.
  • Never hand over original papers. Show originals in person and give copies only to a serious buyer's lawyer, after an offer.
  • Put valuables and documents away before each viewing.

Buyers who can't come in person

Many buyers, especially Egyptians abroad, decide from a distance. Offer a live video viewing, walking room by room and showing the view from the windows and the building entrance, so they know it's the right home. Our guide for buyers abroad explains what they'll ask for.

Questions people ask

How do I take good photos of my apartment for sale?

Shoot in daylight with curtains open and lights on, hold the phone horizontally at chest height, shoot from a corner to show the whole room and never face a bright window. Photograph every room, the view, the building entrance and the compound amenities.

Should I renovate my apartment before selling it?

Usually not. Fix small faults and any damp, repaint marked walls in a light neutral colour, deep clean and clear surfaces. Buyers pay for a home that looks cared for and easy to move into, not for your choice of finishes.

Can I use renders or the developer's photos to sell my unit?

On Feinh, photos must be of the actual home. A render is allowed only when it's clearly labelled as a render, and photos of a similar unit aren't allowed. Real photos also save you viewings with buyers who'd be disappointed.

What should I write in my property listing description?

Lead with the facts buyers filter by: size, bedrooms and bathrooms, floor and lift, finishing, whether it's ready or its delivery date, and the state of the papers. Then add specific details such as the view or light, rather than words like luxury.

Is it safe to show my apartment to strangers?

Book viewings through your agent or through Feinh so every visitor has given a name and mobile first, never hand over keys or leave visitors alone, and never give original papers: show originals in person and give copies only to a serious buyer's lawyer after an offer.
