Mortgage guide for Egypt

Plain answers to the questions buyers ask us most.

What is a mortgage?

A loan from a bank to buy a home. You pay part of the price yourself (the down payment), the bank pays the rest to the seller, and you repay the bank in monthly installments over an agreed number of years. The home is registered as the bank's security until the last installment is paid, then it is fully yours.

How does a mortgage work in Egypt?

Mortgages are regulated by the Financial Regulatory Authority and offered by banks and mortgage finance companies. Banks usually finance up to 80 to 85% of the home's value, and the Central Bank caps the monthly installment at 40% of your income. The bank values the home, checks its papers and registers the mortgage on it. Under the Central Bank initiatives you can repay over up to 25 or 30 years at a subsidised declining rate, within limits on income and home price. Outside them, banks lend at their own rate, usually over 10 to 20 years.

What is a down payment?

The part of the price you pay from your own savings, usually at least 15 to 20%. The bigger it is, the smaller your loan, your installment and the interest you pay overall. Keep some savings aside for the costs around the purchase too: bank and valuation fees, insurance and registration.

What happens after I submit my details?

A Feinh mortgage advisor calls you within one working day. We go through your income, your work and the home you have in mind, tell you which initiative or bank fits, and send you the list of papers you'll need. With your permission we introduce you to the bank, and we stay with you until the loan is approved. You can stop at any point.

How much can I borrow?

Start from your income: your monthly installment, together with any loans you already pay, should stay within 40% of it. The years you choose and the rate decide how large a loan that installment carries. Open "What can I borrow?" above: enter your income and savings and you see the largest loan and the home price that fit.

Is there any cost to get in touch?

No. Mortgage help from Feinh is free, and you are under no obligation. The only costs are the bank's own fees, and we tell you what they are before you apply.

Which homes can be financed?

Usually finished homes whose papers allow the mortgage to be registered. Some banks also finance homes still under construction from approved developers. Tell us the home and we check it before you pay a deposit.

What papers will the bank ask for?

Your national ID, proof of income (a salary letter and bank statements, or the company's papers if you own a business), and the home's contract and ownership papers. We send you the exact list for your bank.

Can I get a mortgage if I work abroad or own a business?

Yes. Banks lend to Egyptians working abroad and to business owners, with different proof of income. We tell you which banks fit your case.

Can I repay early?

Yes. Most banks let you pay early, in part or in full; some charge a fee for it. Ask us before you choose a bank and we compare their terms.
