Competing with developer payment plans when you sell a resale home in Egypt

The short answer

Buyers compare your cash price with developer plans of 8 to 15 years and small down payments, so compare your price with the developer's cash price, not the list price. A ready home saves the buyer rent, delivery risk and finishing costs, which rose from about EGP 6,000 to EGP 12,000 per square metre for luxury finishing in the three years to mid-2025. Your levers are price, partial instalments, inclusions, clean papers and a flexible handover.

Key numbers

  • 12+ yearsLength of some major developers' payment plans, per a Tasken sales manager (January 2026)
  • Up to 30%How much lower resale prices can be than primary (Ahmed Zaki, The Board Consulting, July 2025)
  • EGP 12,000Luxury finishing cost per square metre by mid-2025, up from about EGP 6,000 (EnterpriseAM)
  • About 7%Yearly rent rise in New Cairo and 6th of October (JLL, Q2 2026)

Why buyers compare you with a developer plan

When you sell a resale home, especially in a compound, your buyer can often buy a new unit instead. Developers offer plans of 8 to 15 years, Ahmed El-Shenawy of Adfa told Alborsa in February 2025; the same report said Mohamed Bedeir's Pargon offered up to 15 years with down payments of no more than EGP 100,000. In January 2026, a sales manager at Tasken told Daily News Egypt that major developers offered 12 years or more.

Resale sellers, meanwhile, usually want the full price in cash plus a profit. Daily News Egypt reported in January 2026 that this makes resale less competitive, and a Tasken sales manager said some units bought during the 2023 to 2024 currency swings are now priced above new launches. In September 2026, Naguib Sawiris said the slowdown in sales was most visible in ready units offered for resale.

So your buyer sees two numbers: your full cash price, and a developer's small down payment. Your job is to show what each one really costs.

Compare like with like

A developer's headline price is an instalment price. Developers now commonly use "dual pricing": a discount for paying faster or in cash, or the full list price over the longest plan (EnterpriseAM, August 2026). Compare your price with the developer's cash price, not the list price.

The gap between the two can be large. Moataz Shaarawy of Uptown 6 October said in August 2026 that a 10-year plan can double a unit's price because of interest and hedging costs. In July 2025, Ahmed Zaki of The Board Consulting told EnterpriseAM that resale prices can be up to 30% lower than primary, though few resale deals close because mortgage options are lacking and the market is largely cash.

No reliable 2026 measure of the price gap between resale and new homes exists, so don't lean on a rule of thumb. Ask the developer's sales office for the cash price of a comparable unit, in writing.

Then add time. A new unit is a home in a few years, not today. Ahmed Zaki said some developers had to delay handovers by two to three years after the devaluations (EnterpriseAM, July 2025), and a delivered district isn't always ready to live in: JLL noted in Q3 2025 that R7 in the New Administrative Capital was still under active construction.

What a ready home is worth to your buyer

  • Rent saved. A buyer who moves in now stops paying rent now. JLL measured rents up about 7% a year in New Cairo and 6th of October in Q2 2026, after rises of around 17% a year in Q3 2025.
  • No delivery risk. There's no handover date to slip and no delay clause to argue over.
  • No finishing bill. Luxury finishing rose from about EGP 6,000 to EGP 12,000 per square metre in the three years to mid-2025, EnterpriseAM reported in July 2025. A semi-finished new unit leaves that bill to the buyer.
  • What you see is what you get. The view, the neighbours and the building's upkeep are visible today.

No study has measured how much more Egyptian buyers pay for a ready home, so make the case with the buyer's own numbers, not a percentage.

Ready resale or new off-plan: the buyer's view

Your ready resale home New off-plan unit
Payment Usually cash, or a large down payment and a short plan Small down payment, plans of 8 to 15 years
Price to compare Your asking price The developer's cash price, not the list price
Moving in Now After handover, often years away
Delivery risk None Delays happen; rights after 12 and 24 months under Decision 2184 of 2022
Finishing Done Depends on the unit; semi-finished means extra cost
Rent while waiting None Paid until handover
Maintenance deposit Agree in your contract who bears it Up to 10% of the price in some developer contracts studied in 2026
Papers Contract chain, title and any developer transfer approval must be checked A new contract with the developer

The levers you control

  1. Price against the developer's cash price. If you're near or above it for a comparable new unit, the ready-home savings have to close the gap. Price bands matter too: on Aqar Exit, off-plan contracts under EGP 3 million drew about 11 purchase requests each in September 2026, against about 2 for those over EGP 20 million, according to the platform's own data.
  2. Offer partial instalments. A large down payment and a short plan bring in buyers who can't pay in full. Read selling on instalments safely first.
  3. Sell "ready to move in". Say it in the listing title and first line, with photos of the finished rooms.
  4. Include furniture, appliances or finishes. Air conditioning, a fitted kitchen or furniture saves the buyer money on moving in. List them in the contract.
  5. Have clean papers. Ahmed El-Shenawy of Adfa told Alborsa in February 2025 that complicated ownership-transfer procedures deter resale buyers. See the documents you need to sell.
  6. Be flexible on handover. A date that fits the buyer's lease or school year costs you little.

A worked comparison (illustration)

Illustration with round numbers, not market data. A buyer is choosing between your ready 120 sqm apartment at EGP 5,800,000 and a similar new unit, delivered fully finished in 3 years. The developer asks EGP 8,000,000 over 8 years, or EGP 6,000,000 in cash. The buyer pays EGP 25,000 a month in rent.

New off-plan unit Your ready home
Headline price EGP 8,000,000 over 8 years EGP 5,800,000
Cash price EGP 6,000,000 EGP 5,800,000
Rent until moving in (36 × EGP 25,000) EGP 900,000 None
Cost to own and move in, cash basis EGP 6,900,000 EGP 5,800,000

On these numbers your home costs the buyer about EGP 1,100,000 less, before any delivery risk or rent increase. If the new unit were semi-finished, finishing at the mid-2025 luxury rate of about EGP 12,000 per sqm would add roughly EGP 1,440,000.

What the table doesn't solve is cash on day one: the developer wants a down payment, you want EGP 5,800,000. That's where a partial instalment offer earns its place.

Questions people ask

Why is it hard to sell a resale apartment when developers offer instalments?

Developers offer plans of 8 to 15 years with small down payments, while most resale sellers want the full price in cash. Many buyers can manage a down payment but not a full cash price, so they choose the developer unless the seller makes the ready home's advantages clear or offers some instalments.

Should I price my apartment below the developer's price?

Compare with the developer's cash price for a comparable unit, not the list price on a long plan. If your price is near or above the cash price, the savings of a ready home, such as rent and finishing, have to justify the difference in the buyer's eyes.

What is the developer cash price?

Many developers quote two prices for the same unit: a discounted price for cash or faster payment, and the full list price spread over the longest plan. The cash price is the fair comparison for a resale home. Ask the sales office for it in writing.

Is a ready apartment worth more than an off-plan one in Egypt?

No study has measured a ready-home premium in Egypt. But a ready home saves the buyer rent until handover, removes delivery risk and can avoid finishing costs, so work out those savings with the buyer's own numbers rather than quoting a percentage.

Can I offer instalments on a resale apartment?

Yes. A large down payment with a short plan can bring in buyers who can't pay in full. Keep ownership until the last instalment under Article 430 of the Civil Code, take crossed cheques and have a lawyer draft the contract.
