New Cairo or Sheikh Zayed and 6th of October? Choosing East or West Cairo in 2026
The short answer
Choose by where you work and study, not by price headlines. JLL measured similar, slight price rises in New Cairo (2.4%) and 6th of October (2.8%) in Q2 2026 compared with the previous quarter, and publishes no separate Sheikh Zayed figure. East Cairo has more new launches, with top developers selling about EGP 130 billion there in Q1 2026 versus about EGP 30 billion in West Cairo, and its monorail has run since May 2026; the West Nile monorail is due to open to the public in Q1 2027.

East and West Cairo side by side
Most buyers of a new home in Greater Cairo choose between the east (New Cairo, Mostakbal City, Madinaty, Shorouk) and the west (Sheikh Zayed, New Zayed, 6th of October). Here is how they compare as of October 2026.
| East: New Cairo and around | West: Sheikh Zayed and 6th of October | |
|---|---|---|
| Average asking price per sqm, apartments (Aqarmap, checked October 2026) | New Cairo EGP 58,250; its compounds EGP 70,050 | Sheikh Zayed EGP 62,000; 6th of October EGP 45,250 |
| Resale price growth, year to Q1 2026 (JLL) | New Cairo +3.1% | 6th of October +5.4%. JLL publishes no separate figure for Sheikh Zayed |
| Price growth, Q2 2026, on the previous quarter (JLL) | New Cairo +2.4% | 6th of October +2.8% |

| Rail links | East Nile monorail running since May 2026; LRT running from Adly Mansour to 10th of Ramadan and the Capital | West Nile monorail: trial running of 8 stations due from October 2026, public opening due Q1 2027; Metro Line 4 Phase 1 planned for H2 2027 |
| New supply | Most of the 29,500 or so Cairo units JLL expects in the rest of 2026 are in the Capital and Mostakbal City | Not named among JLL's main delivery areas for 2026 |

Aqarmap figures are averages of listing asking prices, not sale prices, and the pages carry no date, so treat them as a rough guide. JLL's Q2 2026 price figures compare with the previous quarter; its rent figures compare with a year earlier.
What the numbers say
Prices are moving slowly. JLL measured resale price growth of 3.1% in New Cairo and 5.4% in 6th of October in the year to Q1 2026, well below urban inflation of 13.9% in September 2026. In Q2 2026 it recorded slight quarterly rises in both.
Rents grew faster than prices. JLL measured rent growth of 10% in New Cairo and 11.2% in 6th of October in the year to Q1 2026, easing to about 7% year on year in Q2 2026. That matters if you plan to rent the home out, or rent while you decide.
The east is where most new homes are sold. The ten largest developers sold about EGP 130 billion of homes in East Cairo in Q1 2026, against about EGP 30 billion in West Cairo. Over the first half of 2026, East Cairo took 47% of their sales and West Cairo 11%. That means more choice of compounds and plans in the east, and more units competing for tenants and resale buyers on delivery.
In Knight Frank's 2025 figures, Zayed was pricier in dollar terms. Knight Frank's Destination Egypt 2025 report put home prices in Sheikh Zayed at USD 1,964 per sqm, up 24.7% since January 2024, New Zayed at USD 2,100 and New Cairo at USD 1,750. These are 2025 figures, and the published summaries do not say which part of the market they cover, so use them to compare areas, not to value a home.
Transport: what runs today and what is promised
East. The East Nile monorail is 56.5 km with 22 stations. Public service began on 6 May 2026 on 16 stations from New Cairo to the New Administrative Capital, and the last 6 stations to Cairo Stadium opened in late June 2026, where it meets Metro Line 3. Early ridership was low. The LRT also runs 70 km over 12 stations from Adly Mansour to 10th of Ramadan and the Capital.
West. The West Nile monorail will run 43.8 km over 13 stations from Giza to 6th of October. On 18 October 2026 the head of the National Authority for Tunnels said trial operation of 8 stations, on the New October to Alexandria Desert Road section, was due to start in October 2026, with full public opening in Q1 2027. The same official said Metro Line 4 Phase 1 should open in the second half of 2027.
We found no published study measuring a price premium near the new stations. Treat a station as a convenience once it opens, not a reason to pay more today.
Who each side suits
The east tends to suit you if:
- you work in New Cairo, the New Administrative Capital, Nasr City or Heliopolis;
- you want the widest choice of new compounds and developer payment plans;
- you would use the monorail today.
The west tends to suit you if:
- you work in Sheikh Zayed, 6th of October or on the Giza side of the city;
- you want a lower entry price: 6th of October's average asking price is about EGP 13,000 per sqm below New Cairo's;
- you can wait for the West Nile monorail to open to the public.
Schools often decide it. Shortlist the schools you want first, then look for homes within a commute you can live with.

Questions people ask
Is it better to live in New Cairo or Sheikh Zayed?
Neither is better in general. The east suits people who work in New Cairo, the New Administrative Capital, Nasr City or Heliopolis and want the widest choice of new compounds. The west suits people who work in Sheikh Zayed, 6th of October or Giza. Time your daily commute at rush hour before you decide.
Which is cheaper per square metre, New Cairo or 6th of October?
On Aqarmap's asking prices checked in October 2026, 6th of October averages about EGP 45,250 per sqm for apartments against EGP 58,250 in New Cairo and EGP 62,000 in Sheikh Zayed. These are listing averages, not sale prices, and vary widely by compound.

On 18 October 2026 the head of the National Authority for Tunnels said trial operation of 8 West Nile monorail stations was due to start in October 2026, with full public opening in Q1 2027. The East Nile monorail to New Cairo and the Capital has carried passengers since May 2026.
Are property prices rising faster in East or West Cairo?
Not by much either way. JLL measured resale price growth of 3.1% in New Cairo and 5.4% in 6th of October in the year to Q1 2026, both below urban inflation of 13.9% in September 2026. In Q2 2026 prices rose 2.4% and 2.8% on the previous quarter. JLL publishes no separate figure for Sheikh Zayed.
Where is most new housing supply in Cairo coming in 2026?
JLL expects about 29,500 more units to be delivered in Cairo in the rest of 2026, mainly in the New Administrative Capital and Mostakbal City. Heavy delivery nearby means more choice for buyers and more competition for landlords and resale sellers.
