Egypt's property market in 2026: what's changing for buyers in Cairo, Giza and the New Capital
The short answer
In 2026, home prices in Greater Cairo are still rising in pounds but more slowly than inflation: JLL measured resale prices up 3.1% in New Cairo and 5.4% in 6th of October in the year to Q1 2026, against urban inflation of 13.9% in September, and slight quarterly rises of 2.4% to 2.8% in Q2 2026. The top ten developers sold about 39,000 units in H1 2026, fewer than a year earlier, while offering longer plans and discounts for faster payment. Rents are still rising, by about 7% year on year in Q2 2026, but more slowly than in early 2026.

Prices: up in pounds, down after inflation
Home prices in Greater Cairo are still rising in pounds, but more slowly than prices in general. JLL measured resale prices up 3.1% in New Cairo and 5.4% in 6th of October in the year to Q1 2026, well below urban inflation, which was 13.9% in September 2026. In Q2 2026, JLL recorded slight quarterly increases: sale prices rose 2.4% in New Cairo and 2.8% in 6th of October compared with the previous quarter.
Even if quarterly rises of 2.4% to 2.8% continued for a full year, they would add up to roughly 10% to 12%, still below 13.9% inflation. So in real terms, after inflation, the average home is losing value even as its price in pounds goes up.
The Board Consulting says the market has entered a "healthy correction phase". On the measured data, that means slower growth and falling real prices, not falling prices in pounds. No reliable source shows prices falling in pounds in these areas in 2026.
Fewer homes sold, longer plans, faster-payment discounts
The ten largest developers sold fewer homes in 2026, but the value of their sales held roughly steady because each home costs more.
| Period | Top-10 developers' sales value | Units sold |
|---|---|---|
| Q1 2026 vs Q1 2025 | EGP 271 billion, down 6.5% | About 15,500, down 15% |
| H1 2026 vs H1 2025 | EGP 670 billion, up 2.9% | About 39,000, down 3% to 5% depending on the report |
Demand is concentrating on the largest developers, and cash is tighter for smaller ones. Developers are stretching payment periods and offering discounts for paying faster. Some major developers now offer 12 years or more, and SODIC uses 8-year plans on 90% of its projects. See how to compare them in our guide to developer payment plans.
Rising costs keep list prices from dropping: in May 2026, cement was up 26.2% and sand 37.4% on a year earlier. And the weaker pound adds to that floor under developers' list prices.
Rents: still rising, but slowing
Rents have risen much faster than prices recently. Global Property Guide, drawing on JLL data, reports New Cairo rents up 108% in 2024. In the year to Q1 2026, JLL measured rents up 10% in New Cairo and 11.2% in 6th of October, against resale price rises of 3.1% and 5.4%.
By Q2 2026, JLL put rent growth at about 7% year on year in both areas and described it as moderating.

| JLL resale price growth, year to Q1 2026 | 3.1% | 5.4% (6th of October) | Not covered by JLL |
| JLL price growth, Q2 2026, on the previous quarter | 2.4% | 2.8% (6th of October) | Not covered by JLL |
| JLL rent growth, year to Q1 2026 | 10% | 11.2% (6th of October) | No reliable data |
| Share of top-10 developers' H1 2026 sales | 47% (East Cairo) | 11% (West Cairo) | Not reported separately |
| Average asking price, apartments, EGP/m² (Aqarmap listings, pages checked October 2026) | 58,250 | 45,250 (6th of October); 62,000 (Sheikh Zayed) | 50,250 |
Asking prices are what sellers list at, not what buyers pay, and Aqarmap's pages carry no date. Use them to compare areas, not to value a home. For the Capital in detail, see our guide to buying in the New Administrative Capital.
Rates, inflation and the pound (as of October 2026)
- Interest rates: the Central Bank of Egypt (CBE) cut by 1 percentage point on 12 February 2026, to 19% for deposits and 20% for lending. It has held rates at every meeting since, most recently on 24 September 2026.
- Inflation: urban inflation eased to 13.9% in September 2026, from 14.5% in August. The CBE expects inflation to return to its target of 7% (plus or minus 2 points) in the second half of 2027.
- The pound: the US dollar passed EGP 55 for the first time on 22 October 2026, from about EGP 47.72 on 27 February 2026.
- Next decision: the CBE's next rate meeting is on 29 October 2026.
Most buyers pay through developer instalments, not mortgages, so rates matter mainly through what savings earn. Lower deposit rates tend to make property look more attractive as a store of value. That is analysts' logic, not a measured effect.
Transport: what has opened and what is next
- East Nile monorail: 56.5 km and 22 stations, linking Nasr City and Cairo Stadium with New Cairo and the New Capital. Public service began on 6 May 2026, and the full line to Cairo Stadium, where it meets Metro Line 3, opened in late June 2026.
- West Nile monorail: 43.8 km and 13 stations to 6th of October. On 18 October 2026 the head of the National Authority for Tunnels said trial running of 8 stations was due to start in October 2026, with full public service planned for Q1 2027.
No reliable study shows how much homes near the new stations have gained, so treat any "monorail premium" in a sales pitch with caution.
Forecasts compared with what was measured

|---|---|
| Association of Real Estate Developers (arD), January 2026 | Prices up 8% to 12% in 2026 |
| Developers, as reported by Daily News Egypt with comments from Tarek Shoukry, Real Estate Development Chamber, March 2026 | Unit prices up 5% to 10% in 2026, depending on project and location |
| Kareem Zein, Coldwell Banker Egypt, March 2026 | 15% to 20% in some areas, naming the North Coast and New Sheikh Zayed |
| Ahmed Shalaby, Tatweer Misr, March 2026 | Increases now should be limited to 3% to 5%, which he called part of the normal inflation-linked rises of 10% to 15% a year |
| JLL, measured, year to Q1 2026 | Resale prices up 3.1% in New Cairo and 5.4% in 6th of October |
| JLL, measured, Q2 2026 | Prices up 2.4% to 2.8% on the previous quarter |
The measured annual figures are below most forecasts. Forecasts and measurements also cover different things: developers forecast their own list prices, while JLL tracks the wider market.
What this means for your negotiating position
These four questions frame your position. They are not advice on whether to buy.
- Primary or resale? JLL described resale activity as subdued in late 2025, and in early 2026 said pressure on purchasing power had slowed sales. On Aqar Exit, a platform for selling off-plan contracts, sellers of 31.3% of the units listed in its first 28 days said they would accept less for a faster exit, by the platform's own figures. Resale usually leaves more room to negotiate. See off-plan or resale.
- What can you pay up front? Developers are less likely to cut list prices while costs rise. Your leverage is in the terms: the cash price, the down payment and the plan length.
- Which developer? Smaller developers short of cash may offer better terms, but they may carry more delivery risk. Run the legal checks before you buy.
- How long will you hold? If you may need to sell within a few years, factor in that measured price growth has trailed inflation and that resale is slow. If you are buying to live in for many years, short-term moves matter less.

Questions people ask
Are property prices falling in Egypt in 2026?
Not in pounds. JLL measured resale prices up 3.1% in New Cairo and 5.4% in 6th of October in the year to Q1 2026, well below urban inflation of 13.9% in September 2026, so prices are falling in real terms, after inflation. In Q2 2026, prices rose a further 2.4% to 2.8% on the previous quarter.
Is the Egyptian real estate market slowing down?
Sales volumes are. The top ten developers sold about 15% fewer units in Q1 2026 than a year earlier, and fewer units in H1 2026 too, although sales value held roughly steady at EGP 670 billion because prices are higher. The Board Consulting calls it a healthy correction phase.
How much will property prices rise in Egypt in 2026?
Forecasts vary. The developers' association arD expected 8% to 12% for 2026, and the head of Coldwell Banker Egypt expected 15% to 20% in some areas. JLL's measured figures are lower: resale prices rose 3.1% to 5.4% in New Cairo and 6th of October in the year to Q1 2026, and 2.4% to 2.8% in Q2 2026 on the previous quarter.
Are rents still going up in Cairo?
Yes, but more slowly. JLL recorded rents up 10% in New Cairo and 11.2% in 6th of October in the year to Q1 2026, and about 7% year on year in both areas in Q2 2026.
What are interest rates in Egypt now?
As of October 2026, the Central Bank of Egypt's rates are 19% for deposits and 20% for lending, unchanged since a cut on 12 February 2026. Its next meeting is on 29 October 2026.
