Should you buy property in Egypt now or wait? A clear way to decide in 2026

The short answer

It depends on your own situation more than on the market: how long you will hold, whether you need to live in the home, and what currency your savings are in. As of October 2026, JLL measured resale price growth of 3.1% to 5.4% in New Cairo and 6th of October in the year to Q1 2026, below urban inflation of 13.9% in September, and slight quarterly rises of 2.4% to 2.8% in Q2 2026, while industry forecasts for 2026 ran from 5% to 20%. The central bank's deposit rate is 19%, and its next meeting is on 29 October 2026.

What the numbers say in October 2026

The answer depends more on your situation than on the market. Start with what has been measured, then compare it with forecasts.

Figure What it is Who said it, and when
New Cairo +3.1%, 6th of October +5.4% Measured: resale prices, year to Q1 2026 JLL, reported May 2026
New Cairo +2.4%, 6th of October +2.8% Measured: price growth in Q2 2026 on the previous quarter JLL, reported August 2026
10% to 20% Reported: rise in contract prices over the 12 months to mid-2026 EnterpriseAM, July 2026
8% to 12% Forecast: price growth in 2026, after 20% to 30% in 2025 Association of Real Estate Developers (arD), January 2026
5% to 10% Forecast: unit price rises developers expect in 2026, depending on project and location Developers, as reported by Daily News Egypt with comments from Tarek Shoukry, Real Estate Development Chamber, March 2026
15% to 20% Forecast: rises in some areas; he named the North Coast and New Sheikh Zayed as hotspots Kareem Zein, Coldwell Banker Egypt, March 2026
3% to 5% View: appropriate increases at this time, which he called part of the normal inflation-linked rises of 10% to 15% a year; he argued talk of 20% was too high Ahmed Shalaby, Tatweer Misr, March 2026

The forecasts come mostly from developers and brokers and track list prices, while JLL tracks a wider market average, which likely explains much of the gap with JLL's annual figures. We found no 2027 price forecast from a named consultancy.

Nominal versus real

Urban inflation was 13.9% in September 2026, and core inflation 14.9% in August. A home whose price rises 3% while general prices rise 14% is worth more in pounds but buys less.

So when analysts call 2026 a "correction", they mean falling prices in real terms, not lower price tags. None of the sources we reviewed show prices falling in pounds in any new-city area in 2026. What has fallen is volume: the ten largest developers sold about 15% fewer units in Q1 2026 than a year earlier.

The central bank expects inflation to return to its target of 7% (plus or minus 2 points) in the second half of 2027.

Rates, deposits and the pound

The central bank cut its overnight deposit and lending rates to 19% and 20% on 12 February 2026, then held them at five meetings up to 24 September 2026. Its next meeting is on 29 October 2026.

For savers, the usual alternative is a bank certificate of deposit. Ask your bank what it pays today, and compare like with like: a deposit pays a fixed rate in pounds, while a home returns its price change plus any rent, minus costs.

Most buyers use developer instalments, not mortgages, so rates reach the market mainly through what deposits pay. Analysts reason that lower deposit rates make property relatively more attractive as a store of value; that is reasoning, not a measured effect.

On 22 October 2026 the US dollar passed EGP 55 for the first time, from about EGP 47.72 on 27 February 2026, a fall of about 13.8% for the pound.

Why developer list prices have a floor

Official figures for May 2026 showed building costs up sharply, year on year:

  • cement up 26.2%, to EGP 214.40 a bag;
  • sand up 37.4%;
  • gravel up 23.3%;
  • rebar up 5.1%, to about EGP 41,300 a tonne.

The dollar has also risen about 60% against the pound since early 2023. With those costs, the give in a slow market comes through terms rather than list prices: longer plans, and discounts for paying faster.

The Board Consulting says the market has entered a "healthy correction phase", with demand concentrating on large developers and money tighter for small and mid-sized ones. Weigh that when you compare developers' delivery risk.

What waiting costs, and what it might save

What waiting can cost. If list prices rise as developers forecast, the same unit costs more later. Rent keeps rising too: JLL measured 10% in New Cairo and 11.2% in 6th of October in the year to Q1 2026, easing to about 7% year on year in Q2. Savings in pounds lose buying power whenever inflation runs above what they earn.

What waiting might save. With unit sales down, plans lengthening and resale weak, buyers have room to negotiate, and your savings earn interest while you look. None of this says where prices go next.

When buying now makes sense, and when waiting does

Your situation Leans towards buying now Leans towards waiting
How long you will hold Seven years or more You may need the money within two or three years
Do you need to live in it? You need a home soon, and rent is eating your savings Your housing is settled for now
Your savings Held in pounds that earn less than inflation Earning a rate you're comfortable with
Down payment You can pay more upfront in exchange for a real discount You can only manage the minimum, and plans are lengthening
The unit You have found the right home at a price that fits You are unsure about the area or the developer

If you hold foreign currency, it now buys more pounds than in February 2026. Converting is a one-way step, so treat it as part of the same decision. Our guide to buying from abroad covers paying safely.

Negotiating in a slower market

  • Ask for the fast-payment price. Developers commonly quote a discount for paying faster, or the list price over the longest plan. Our guide to developer payment plans shows how to compare them; use the calculator below.
  • Look at resale and transfers. On Aqar Exit, a platform for selling off-plan contracts, sellers of 31.3% of the units listed in its first 28 days said they would accept less for a fast exit, by the platform's own figures. Check the transfer fee: a law firm's 2026 study of developer contracts found 1% to 5% of the unit's value, while one lawyer puts the common market range at 5% to 10%, and up to 15% at some developers. See off-plan or resale.
  • Compare totals, not instalments. A longer plan is not a discount.

Decide in 5 questions

When you are ready, compare new projects by their actual payment terms, or homes for sale that are ready now. Every listing is checked with the owner or developer before it goes live.

Work out the real cost of a payment plan

Enter the developer's terms. We add the maintenance deposit and compare it with paying cash.

Down payment
Each instalment
Number of instalments
Maintenance deposit (your contract sets when it is due)
Total you pay
Cash price after discount

A rough guide. Developer plans are usually interest-free on paper, so a cash discount shows what the instalments really cost you. Some plans add a larger payment at handover or yearly; check the schedule in the contract.

Questions people ask

Is now a good time to buy property in Egypt?

There is no market-wide answer. It depends on how long you will hold, whether you need to live in the home soon, what currency your savings are in and whether you can pay more upfront for a discount. A slower market in 2026 gives buyers more room to negotiate on terms.

Will property prices in Egypt go down in 2026?

None of the sources we reviewed show prices falling in pounds in any new-city area in 2026. JLL measured resale price growth of 3.1% to 5.4% in the year to Q1 2026, below inflation of 13.9%, so prices are falling in real terms, and slight quarterly rises of 2.4% to 2.8% in Q2 2026. With building costs rising, discounts have come through payment terms rather than lower list prices.

Is property better than a bank certificate in Egypt?

They do different jobs. A certificate pays a fixed rate in pounds; a home returns its price change plus any rent, minus costs. The central bank's overnight deposit rate has been 19% since February 2026, so ask your bank what its certificates pay today and compare that with inflation of 13.9% and your plans for the home.

Will interest rate cuts push up property prices in Egypt?

Most buyers pay through developer instalments, not mortgages, so rates reach the market mainly through what deposits pay. Analysts reason that lower deposit rates make property relatively more attractive, but that is not a measured effect. The central bank's next meeting is on 29 October 2026.

Can I negotiate a discount with a developer in Egypt?

Often, on terms. Developers in 2026 commonly offer a discount for paying faster, or the list price over a longer plan. Ask for the cash price, the fast-payment price and the longest-plan price in writing, and compare the totals.
